Self-employed mortgages
Different income.
The same personal care.
Sole trader, company director or contractor? We help you understand how lenders could assess your income and what evidence could support your application.

Advice shaped around your circumstances
Your working life deserves a considered approach.
Lenders can take different approaches to self-employed income. Some assess recent accounts, some look at income over more than one year, and some treat company director or contractor income differently. We review your circumstances before researching suitable options.
We explain the documents the chosen lender is likely to need and help present your application clearly. Trading history, income stability, existing commitments and credit history can all influence eligibility; approval is never guaranteed.
How we can help
- Explain how your business structure could affect a lender’s assessment.
- Review accounts, tax calculations and other relevant income evidence.
- Consider lenders whose criteria may fit your circumstances.
- Help prepare a consistent, complete application with the required documents.
Prepare for the conversation
A useful place to start.
The exact requirements vary by lender and by your circumstances. You do not need to send sensitive documents through our enquiry form. We will explain an appropriate way to provide them when needed.

- Business details. Your business structure, trading history and role.
- Income evidence. Accounts, tax calculations and tax-year overviews where requested.
- Bank statements. Personal and business statements as required by the lender.
- Additional evidence. Contracts, accountant information or other documents relevant to your income.
Your questions
A little more clarity.
Do all lenders need the same number of years’ accounts?
No. Requirements vary between lenders and products. We review your trading history and the evidence you have before discussing suitable options.
Can you help company directors?
Yes. We can look at how different lenders assess salary, dividends and, where applicable under their criteria, other company income. The lender determines what income it will accept.
Can a new business owner get a mortgage?
It may be possible in some circumstances, but a shorter trading history can limit options. We assess your situation and explain the criteria and evidence relevant to any suitable lender.
