First-time buyers

Your first home.
A clearer first step.

Buying your first home brings plenty of questions. We help you understand the numbers, explore suitable mortgages and turn the process into manageable steps.

Advice shaped around your circumstances

Build your plan before you make your move.

You don’t need to know every mortgage term before you speak to us. We start with your deposit, income, regular spending and the type of home you’re hoping to buy. That gives us a starting point for a realistic conversation about affordability.

We explain fixed and variable rates, repayment terms and the costs that sit alongside a deposit. When you’re ready, we can discuss an agreement in principle and the documents a lender may ask for. An agreement in principle is an indication, not a guarantee of a mortgage.

How we can help

  • Understand how your deposit relates to the property price and loan-to-value.
  • Plan for legal costs, surveys, lender charges and any property tax that applies.
  • Compare suitable mortgages by overall cost and features, as well as the headline rate.
  • Receive help preparing and submitting your mortgage application.

Prepare for the conversation

A useful place to start.

The exact requirements vary by lender and by your circumstances. You do not need to send sensitive documents through our enquiry form. We will explain an appropriate way to provide them when needed.

Couple reviewing paperwork and planning their budget
  • Identity and address. Proof of who you are and where you live.
  • Income. Payslips and employment details, or evidence of self-employed income.
  • Deposit. Evidence of the funds and where they come from, including any gifted deposit.
  • Spending. Bank statements and details of existing financial commitments.

Your questions

A little more clarity.

Do I need to have found a property?

No. An early conversation can help you understand your potential budget before you begin viewing homes. Any borrowing indication remains subject to a lender’s assessment and the property.

How much deposit will I need?

The deposit needed depends on the lender, product, property and your circumstances. We will explain suitable options and the other costs you should allow for.

Will an agreement in principle affect my credit file?

Lenders use different types of credit search. We will explain the proposed lender’s process before you decide to go ahead.
