Clear answers
to important questions.

Mortgage decisions feel easier when you understand the details. Here are answers to some common questions about our service and the process.

Why use a whole-of-market mortgage adviser?

Rather than asking one lender about its own products, you can have an adviser research suitable mortgage options across the market available through intermediaries. Some deals are available only by going directly to a lender; we explain the scope of our advice before you proceed.

Can you help if I’m self-employed?

Yes. We can look at your income, trading history and the evidence a lender may need. Different lenders assess self-employed income differently, so a careful review of your circumstances matters.

What happens after I send an enquiry?

We contact you to understand your plans and arrange an appointment. An enquiry is not a mortgage application and does not itself authorise a credit search. We explain any next steps before you proceed.

What does FCA authorisation mean?

Flagship Mortgages Limited is authorised and regulated by the Financial Conduct Authority, FRN 1054308, for the activities shown on the register. You can check our status, permissions and contact details there. Authorisation is not an endorsement of a mortgage or a guarantee of approval.

Can you access every mortgage deal in the UK?

Our whole-of-market service researches products available through intermediaries. Some lenders offer products only directly to borrowers, so no promise is made that every lender or every deal can be arranged by us. We explain the scope and any limitations before providing advice.

Do you charge a fee?

We explain any broker fee, when it becomes payable, and any lender payment in writing before you decide to proceed. You will also receive information about product-specific lender, valuation or legal fees as applicable.

Can we speak by phone or video?

Yes. Our mortgage appointments are provided by phone and video for clients across the UK. Send an enquiry and tell us your preferred contact method.

Is a lower interest rate always a better deal?

Not necessarily. Arrangement fees, early repayment charges, the term, product features and eligibility can affect the overall value. We compare the relevant costs and explain the reasons for our recommendation.

What if my credit history is complicated?

Tell us at the outset so we can assess your circumstances and research relevant lender criteria. Missed payments and other credit issues can limit options; we cannot guarantee that a lender will approve an application.

Do you arrange lifetime or equity-release mortgages?

We do not advise on or arrange lifetime mortgages under our current permissions. Speak to an appropriately authorised specialist if you need advice on this area.

What type of buy-to-let enquiries do you handle?

Our service covers business-purpose landlord enquiries within the scope we establish with you. Most business buy-to-let mortgages are unregulated. Consumer buy-to-let is outside our current service.

How long does an application take?

Timing depends on the lender, the completeness of your documents, the valuation and the legal process. We explain the expected steps and keep you informed, but do not guarantee a completion date.

How can I make a complaint?

Please contact us with the details of your concern. We will investigate and explain the next steps. If eligible, you may be able to refer an unresolved complaint to the Financial Ombudsman Service. See our complaints page for details.
