Preparing your application
The right documents.
A better prepared application.
A lender needs evidence, not just a conversation. Preparing it early can help you respond to requests more easily.

General information · Updated 9 October 2026
Identity and address
You may be asked for proof of identity and current address. Requirements vary, so your adviser will explain what the chosen lender accepts and how documents should be supplied. Do not upload identity documents through the general enquiry form.
Employment and income
Employees may need payslips and employment information. Self-employed applicants may need accounts, tax calculations, tax-year overviews or contracts. Lenders differ in how they assess income and how much history they require.
Bank statements and commitments
Bank statements help a lender assess income, expenditure and other commitments. Tell your adviser about loans, credit cards, maintenance payments and other regular obligations. Accurate information helps avoid inconsistent applications.
Deposit and property details
Evidence of the deposit and its source will usually be needed, along with information about the property. Gifted deposits can involve additional declarations and checks.
Keep the information consistent
Make sure names, addresses, dates and figures agree across the documents you provide. Send complete, legible copies through the agreed channel. Your adviser can help identify gaps, but the lender remains responsible for deciding whether to approve the mortgage.
This guide is general information, not a personalised mortgage recommendation. Mortgage eligibility, costs and product features depend on your circumstances and the lender. Your home may be repossessed if you do not keep up repayments on your mortgage.
