Business buy-to-let

Property plans.
A more informed approach.

For borrowing undertaken as a business landlord, we can discuss buy-to-let options, the costs involved and the criteria that may affect your plans.

Advice shaped around your circumstances

Understand the borrowing behind the investment.

Business buy-to-let lenders commonly assess the property, deposit, expected rental income and your wider circumstances. The lender’s rental assessment and stress tests can be as important as the interest rate. We explain the relevant criteria and the costs of a proposed product.

We discuss whether your enquiry falls within our service before proceeding. Tax and legal decisions, including whether to buy through a company, need advice from appropriately qualified professionals. We do not guarantee rental returns, capital growth or mortgage approval.

How we can help

  • Discuss your plans as a business landlord and the purpose of the borrowing.
  • Review lender criteria, deposit and rental assessment requirements.
  • Understand arrangement fees, early repayment charges and the repayment structure.
  • Consider void periods, property running costs and a plan for repaying any interest-only balance.

Most business buy-to-let mortgages are not regulated by the Financial Conduct Authority. Your property may be repossessed if you do not keep up repayments. We do not arrange consumer buy-to-let business or advise on lifetime mortgages.

Prepare for the conversation

A useful place to start.

The exact requirements vary by lender and by your circumstances. You do not need to send sensitive documents through our enquiry form. We will explain an appropriate way to provide them when needed.

  • Property details. Purchase price or value and expected rental income.
  • Your borrowing. Existing mortgages and any relevant portfolio information.
  • Business purpose. Information needed to establish the type of buy-to-let enquiry.
  • Your finances. Evidence of deposit, income and other commitments as requested.

Your questions

A little more clarity.

Is buy-to-let advice regulated by the FCA?

Most business buy-to-let mortgages are not regulated by the FCA and protections may differ. Consumer buy-to-let has a different regulatory framework. We explain the status of your enquiry before proceeding.

Do you arrange consumer buy-to-let mortgages?

Consumer buy-to-let is outside our current service. This may include certain accidental-landlord situations, such as letting a former home. We establish the purpose of the borrowing first and do not proceed with consumer buy-to-let business under our current permissions.

Do you advise whether I should buy through a company?

We can explain relevant mortgage product criteria, but your choice of ownership structure has tax and legal implications. You should obtain separate professional tax and legal advice.
